Who is this site for?

Residents of Kuwait are among the keenest summer visitors to Turkey, and the messages we receive start from one of four situations. Each has a guide written for it and for your position in Kuwait.

Summer home buyers

The family spends a month or two every summer in Trabzon, Sapanca, Yalova or Bursa, and you have started adding up what the hotels have cost. Before you pay a deposit, you want to know how a purchase actually works at the Tapu office and what it costs beyond the price.

Buyers using their own funds

You have savings or the option of a consumer loan from your bank in Kuwait. Because the Kuwaiti housing loan cannot be used for a property abroad, and because borrowing in lira is expensive, you want to know how far your dinars go after fees and the exchange rate, and what Kuwait Finance House offers through its Turkish bank.

Residence by property

You want to stay in Turkey for more than 90 days a year. A home can support an application for a short-term residence permit, but not in every neighbourhood and not below a certain value. Turkish citizenship is another matter: since the April 2026 amendment to Kuwait's nationality law it means a Kuwaiti national loses their Kuwaiti nationality, and you need to know that before any talk of it.

Investors and landlords

You intend to let the property outside the summer months, to holidaymakers or on a long lease. Tourist letting now needs a licence in Turkey, and rental income is taxed there even though Kuwait has no income tax. The numbers only add up once you know these rules first.

How does a buyer from Kuwait finance a property in Turkey?

A Kuwaiti national can buy a home in Turkey in their own name and register it at the Tapu office. The purchase itself is a road buyers from Kuwait know well: Kuwait ranked seventh among buyer nationalities in 2021 with around 1,800 homes, and is still among the top twenty. The financing needs more thought, because Turkey has its own currency and an interest rate far above anything you know from banks in Kuwait, and because Kuwaiti housing loans are reserved for property inside Kuwait.

Turkey Mortgage Kuwait helps you line up the realistic routes before you commit. We look at the whole picture, from your savings and a consumer loan from your bank in Kuwait to participation financing from a bank in Turkey or a combination of these, and we connect you with the right specialist there.

Why borrowing in lira is rarely worth it

Turkish banks lend to individuals in lira. The Turkish central bank has held its policy rate at 37 percent since January 2026, and market sources put housing finance for foreigners at around 40 percent a year. Even Kuveyt Türk, more than half owned by Kuwait Finance House and operating on a murabaha basis, published profit rates for housing finance in summer 2026 of close to 2.9 percent a month, about 35 percent a year. Compare that with 6.5 percent a year for a housing loan in Kuwait.

Anyone earning in dinars and borrowing in lira also carries exchange-rate risk: one dinar bought around 136 lira in October 2025 and around 160 lira in October 2026. That is why most buyers from Kuwait finance the purchase another way: from savings, from a consumer loan in Kuwait within the central bank's ceiling, or from a combination of the two. We go through the routes with you without promising anything: every financing remains subject to the lender's assessment.

Count the purchase fees, not just the asking price

The largest item is the title transfer fee at the Tapu office, the tapu harcı: 4 percent of the declared value, formally split 2 percent to the buyer and 2 percent to the seller. In practice the buyer very often bears the whole amount. The declared value may not be lower than the property's municipal value.

Add to that a sworn translator at the transfer if you do not speak Turkish, the compulsory DASK earthquake insurance, lawyer's fees and possibly a valuation report. Since 2022 the foreign currency you bring must be sold to a Turkish bank, which issues the currency purchase certificate the Tapu office asks for. All these costs come out of your own money. Budget for them from the start, or you will have to lower your search range later.

Guidance that goes beyond the financing

A purchase in Turkey involves the estate agent, the lawyer, the sworn translator, the bank, the insurer and the Tapu office. The office checks, among other things, that the plot lies outside military forbidden zones and security zones, and the title deed, the tapu, only passes into your name once the transfer fee has been paid. The Kuwaiti consulate in Istanbul has urged its citizens to follow the official procedures, verify the Tapu registration requirements and use a legal advisory office.

Our cross-border network works in Arabic and English and helps you coordinate the right professionals, so that language and paperwork do not trip up a sound transaction.

Guidance for buyers from Kuwait in Trabzon, Sapanca, Yalova and Istanbul

The Turkish Ministry of Culture and Tourism's Kuwait market report puts Istanbul first, followed by Bursa, Yalova, Sakarya (Sapanca), Bolu (Abant) and Trabzon, with family travel concentrated in June, July and August. In the 2025 statistics Yalova ranked fifth among the provinces where foreigners bought, with Bursa, Sakarya and Trabzon in the top ten. Turkey is an earthquake country, so the year of construction, the structural condition and the property's permits deserve attention before you sign.

If you are thinking of staying longer, check for each address whether the neighbourhood is open to registering new foreign residents. We help buyers from Kuwait across Turkey compare what they can raise, their own contribution, the purchase fees and the timeline before paying a deposit.

Questions buyers from Kuwait ask about a home in Turkey

Borrowing in lira, the tapu transfer, the residence rules and Kuwait's nationality law: unfamiliar ground. These answers are a starting point, not a financing decision and not personal legal or tax advice.

What buyers from Kuwait usually ask

All rates and prices mentioned are indicative, based on public sources from 2026, and are not an offer in any way. Every financing is subject to the lender's assessment of income, valuation and conditions. Turkey Mortgage Kuwait is part of a Dutch company and is not a licensed financing provider in the State of Kuwait, nor an estate agent.

Start with financial clarity

Before you travel again or pay a deposit, it helps to map out what is possible, how much of your own money you need, and which financing route deserves a closer look.

Your first review identifies the likely sticking points, the documents that help, and the next specialist. It is not a financing offer or a personal recommendation, but it gives your search firmer ground.
